When Key-Vest, a rising name in the PropTech scene, reached out to us for help with their investor pitch deck, we knew we had to bring more than just good-looking slides to the table. They were preparing to raise up to £1 million in seed funding and needed a deck that not only informed—but convinced.
What Key-Vest Needed
Key-Vest is building a digital platform aimed at one specific problem: institutional investors and real estate sellers are both frustrated with the current acquisition process. Too many hands in the pot. Too many fees. Too much friction.
So the team built a streamlined, web-based solution to connect both sides directly.
The Co-Founder, who had spent over a decade working with major investment firms like BlackRock and Eaton Partners, wanted a deck that reflected their vision—clean, modern, credible, and easy to follow. One that could hold its own in front of VCs, private equity firms, and high-level institutional players.
The Problem the Platform Solves
The early part of the pitch deck needed to hit hard and get to the point. Institutional investors want more relevant deal flow. Vendors want more control and less dependence on costly brokers. Both want better efficiency without losing discretion. And frankly, they’re tired of paying fees that eat into returns.
We designed this section to highlight pain points clearly with clean, digestible slides. Each issue was visualized in a simple layout with short bullet points and plenty of breathing room—no clutter, no walls of text.
The Solution, Visualized
Next, we broke down the actual solution: Key-Vest's online marketplace that directly connects institutional investors and vendors of investment-grade property assets. The big win? Sellers pay a flat subscription and a success fee—dramatically lower than broker commissions.
We crafted visuals to show how the model works at a glance:
- Create a profile
- Browse or list assets
- Pay only when a deal closes
No long-winded explanations. Just simple design that supports a strong pitch.
Why Now? Timing Is Everything
Timing is key for any startup story. And Key-Vest had a solid one.
They’re tapping into a clear shift in how institutions want to invest. Big funds are leaning away from blind pools. Brokers are being replaced by tech platforms. And the traditional “agent” is morphing into more of an advisor role.
We used smart design choices here—icons, minimalist graphs, and sharp typography—to show that this isn’t just a cool idea, it’s a response to a major industry shift. The layout kept the tone serious without feeling stuffy.
Market Size and Opportunity
To give investors a sense of scale, we included global and European market figures in a visually balanced data slide. Key numbers we highlighted:
- $26 trillion in global investable real estate assets
- $3 trillion global real estate investment management market
- €264 billion committed to European real estate in 2018
- $81 billion in foreign capital flows into Europe (2019)
We chose bold fonts and color coding to make each stat stand out. Investors don't want to squint through clutter—they want instant clarity. That was our design rule throughout the deck.
Competitive Analysis: Differentiation Done Right
Plenty of decks fall flat at this point. They either trash the competition or gloss over it. We did neither.
Instead, we visually mapped out Key-Vest’s position across a spectrum—from high-fee legacy players to smaller brokers and online competitors. Then we used a quadrant chart to show where Key-Vest lands: low fees, high efficiency, and institutional-grade quality.
This helped reinforce one thing: Key-Vest isn’t just another listing site. It's a serious platform for high-value deals.
How It Works: Bringing Simplicity to a Complex Process
We broke the user flow into clean steps:
- Sellers create listings
- Investors browse listings for free
- Sellers pay a success fee once a deal closes
It’s clear. It’s straightforward. And we avoided anything that would make a first-time viewer say, “Wait, what?”
We supported the explanation with icons, callout text, and a linear visual flow to show each phase. We also kept consistent colors and spacing to create visual rhythm. That way, nothing feels out of place—even when you're jumping between models, steps, and diagrams.
Who Uses It
We included a clear breakdown of target users and asset types—again, using icons and minimal text for fast scanning.
Target Users:
- Pension funds
- REITs
- Asset managers
- Sovereign wealth funds
- Family offices
- Developers
Asset Types:
- Commercial
- Residential
- Student housing
- Logistics
- Mixed-use
- Joint ventures
The goal was to showcase the platform's flexibility while keeping the design clean. One slide, quick overview, big impact.
Revenue Model and Financial Forecasts
This is where most decks get too dense. We didn’t.
Instead, we used a clean, two-column layout to show their two main revenue streams:
- £10,000 quarterly subscription
- 0.25% success fee per deal
We also added forecast numbers (100 listings, £2.25 million revenue in Year 1) and visualized their average deal size (£10M) and conversion estimates. We avoided Excel-like charts and used crisp design elements to tell the financial story quickly.
Designing for Investors' Expectations
Investors see hundreds of decks. Most are forgettable.
We made sure this one wasn’t.
We kept typography clean and modern. Every element had room to breathe. Animations were subtle and purposeful—not gimmicky. Colors were professional (muted blues and grays) with consistent use of accent tones to draw the eye where it mattered.
Each section transitioned smoothly into the next, guiding the reader from problem to traction without confusion.
Client Feedback: Positive and Public
The Co-Founder’s review summed it up nicely:
"It was a pleasure working with PowerVision Studio—they were professional and patient, and I was very pleased with their work. I would highly recommend them for your presentation needs."
We also love hearing “patient”—because it means we took the time to understand the vision and deliver exactly what the client needed. That’s the goal every time.
Why This Deck Worked
Here’s what made this pitch deck stand out:
- Clarity: Every slide had a single focus.
- Credibility: The tone matched the audience—serious, investor-friendly, but approachable.
- Visual consistency: Fonts, colors, layouts all aligned from start to finish.
- Messaging: We helped them trim the fat and zero in on what matters most to investors.
- Efficiency: The story moves. There’s no dragging or over-explaining.
